Exterior cost in Florida starts with the size and shape of the house. Painters price off the wall square footage, not the floor plan, so a one story ranch and a two story home with the same living area are not the same job. Height means ladders, scaffolding, and slower work, and a second or third story adds real labor.
Surface matters as much as size. Stucco drinks paint and has more surface area than it looks, so it needs more material than smooth wood or fiber cement. Older stucco with hairline cracks needs patching and a masonry primer first. Wood siding and trim need scraping, caulking, and spot priming on any bare or rotted spots. That prep is where the hours go.
Then comes condition, coats, and paint grade. A sound wall that just needs a refresh takes one coat. A faded, chalky, or color changing wall takes two full coats. Premium exterior paint built for UV and moisture costs more per gallon than builder grade, but it is the only thing that holds up on the Gulf Coast. Why won't you just give me a price over the phone?
Because a real exterior price depends on your wall area, your stories, your surface, and how much prep the walls need. We would rather stand at your house for fifteen minutes and hand you one flat written number than throw out a phone guess you cannot hold us to.
Why is the cheapest bid usually a bad deal in Florida?
The cheapest bid almost always got cheap by skipping prep, using fewer coats, or using a lower grade paint. On the Gulf Coast that job chalks and peels within a couple of summers, and you pay to repaint. Prep and quality paint are what make it last here.
Does stucco cost more to paint than wood?
