Why Is My Exterior Paint Peeling in Florida?
You see paint lifting off the wall in sheets or curling flakes, often near the roofline, under eaves, or low on stucco close to the ground. Bare patches show through where it has already let go.

Peeling never stays put. Each flake that falls exposes the layer under it, so the edge keeps creeping and the bare spot gets wider. Once the coating is gone, sun and rain hit the raw stucco or wood directly, moisture soaks into the substrate, and what would have been a repaint turns into wood rot, stucco repair, and a much bigger bill.

Peeling is an adhesion failure. The paint film lost its grip on whatever is under it, and in Florida there are four usual reasons. The most common is moisture behind the film. Water gets into the wall from a roof leak, a sprinkler hitting the wall every morning, rising damp at the base of stucco, or plain humidity trapped inside, then it pushes outward and lifts the paint off from behind. This is why peeling often starts low on a wall or in shaded, damp spots that never dry out.
The next two are prep failures. Painting over chalk, dirt, or mildew means the new coat is bonded to loose powder instead of the wall, so it sheets off in wide flakes. Skipping primer on bare stucco, patched areas, or raw wood leaves the topcoat with nothing to bite into, so it peels back to the substrate. Both look fine on day one and fail within a season or two.
The fourth is a cheap coat cooked by the sun. A thin, low-grade paint on a hot, unprimed wall gets brittle under constant UV, stops flexing as the wall expands and contracts in the heat, and cracks, then peels at the cracks. Find and fix the water first
Before any paint touches the wall, we track down where moisture is getting in: a sprinkler head aimed at the stucco, a clogged gutter, a roof or flashing leak, cracked caulk at a window. Painting over a wet wall guarantees the new coat peels too. The source gets corrected and the wall dries out first.

Scrape, sand, and clean back to sound surface
Every loose and peeling flake gets scraped off until only tight, well-bonded paint remains. Edges are feathered smooth by sanding so the repair does not telegraph through. Then the whole surface is washed to strip chalk, dirt, and mildew, because a new coat is only as good as what it sticks to.

Prime every bare and repaired spot
All bare stucco, exposed wood, and patched areas get a proper primer. Primer is what gives the topcoat something to bond to and seals porous substrate so it does not suck the paint dry. This is the step most peeling jobs skipped.

Can you just paint over the peeling spots?
No. Painting over loose paint bonds the new coat to something that is already letting go, so it peels again fast. The failing paint has to be scraped back to a sound surface and the spot primed first. That is the only fix that lasts.
Why does my paint peel low on the wall near the ground?
That is almost always moisture. Sprinklers hitting the stucco every morning, splashback from rain, or damp wicking up from the base keeps that band of wall wet, and trapped water pushes the paint off from behind. We correct the water source before we repaint.
