Mildew and Green Growth on Stucco: Why It Comes Back
You see black speckles, green streaks, or a chalky gray film creeping across your stucco. It shows up worst on the shady north wall and under the eaves where the sun never reaches.

Left alone, it spreads. The growth digs into the pores of the stucco, holds moisture against the wall, and starts to stain the paint underneath. Give it a season or two and a light haze becomes a dark, patchy mess that drags down your whole curb appeal. On some homes it creeps toward the soffit and window trim.

Here on the Gulf Coast we live in a greenhouse. High humidity, warm nights, and afternoon rain give mildew and algae everything they need. The spores are already floating in the air. All they need is a damp, shaded surface to land on, and stucco is perfect: it is porous and it holds water.
That is why the north and east walls go first. They get the least sun, so they stay damp the longest after every rain and every morning dew. Overhanging trees, sprinkler overspray, and tight side yards with no airflow make it worse.
Here is the part most people get wrong. Painting straight over the growth does not kill it. The spores live in the surface, so fresh paint just seals them in with the moisture, and within months the stain bleeds right back through the new coat. You paid for paint and the problem never left.

Wash and treat, do not just blast it
Pressure alone knocks the surface growth off but leaves the roots behind, so it grows back fast. The wall needs a cleaning solution that actually kills the spores in the stucco, then a proper rinse. On stucco we keep the pressure controlled so we clean it without chewing up the finish.

Kill the spores at the source
A mildewcide treatment gets down into the pores where the growth lives. This is the step that decides whether it stays gone or comes back by next summer. Skip it and you are just moving dirt around.

Let it dry, then seal with a mildew-resistant coating
Stucco has to dry fully before any paint goes on, or you trap moisture again. When we repaint, we use Sherwin-Williams products with mildew-resistant properties so the new finish fights regrowth instead of feeding it.

Fix what keeps it wet
Trim back branches touching the wall, redirect sprinklers off the stucco, and open up airflow where you can. Less shade and less standing moisture means the growth has nowhere to take hold.

Why does the mildew come back so fast after I clean it myself?
Because a rinse only removes what you can see. The spores live down in the pores of the stucco, and in our Gulf Coast humidity they regrow in weeks. You have to treat the surface to kill them, not just wash the top layer off.
Can you just paint over the green and black growth?
No, and no honest painter should. Paint over live growth seals in the moisture and the stain bleeds back through the new coat within months. The wall gets cleaned and treated first, every time.
Will pressure washing damage my stucco?
Not the way we do it. Stucco needs controlled pressure, not a full blast, or you can pit the finish. We match the pressure to the surface so it comes clean without damage.
