If you live on Siesta Key, Casey Key, Venice island, or right on the Sarasota bayfront, the air itself carries salt. Wind picks up tiny salt droplets off the Gulf and the bay and drives them onto your walls, trim, and railings all day long. Inland homes a few miles east never deal with this.
That salt is hygroscopic, which means it pulls moisture out of the humid air and holds it against the surface. On paint, that constant damp-salt cycle breaks the film down early: chalking, fading, and peeling. On metal, salt water is an electrolyte, so it speeds up corrosion and rust takes off fast on railings, fasteners, and trim.
The windward walls fail first for a simple reason: they catch the most salt. Whichever side faces the open water takes the heaviest hit, while the sheltered side can still look fine. That uneven wear is the tell that salt, not just sun, is driving the damage.

Wash the salt off before anything else
You cannot paint over salt. If salt stays on the surface, the new coating fails from behind just like the old one. Every coastal job starts by rinsing and washing the salt film off the walls, trim, and metal so paint bonds to a clean surface.

Prime bare and rusted metal properly
Railings, fasteners, and metal trim need bare metal cleaned back and a proper primer before topcoat. Skip the primer on the coast and rust creeps right back under the new paint. This is the step that decides how long metal stays sound.

Why does my paint fail faster than my friend's house inland?
Salt air. On a barrier island or the bayfront, wind drives salt onto your walls all day, and that salt holds moisture against the paint and rusts your metal. A home a few miles inland never gets that constant salt load, so its paint lasts longer.
Why is only one side of my house peeling?
