How Long Does Exterior Paint Last in Florida?

Most people hear paint lasts 7 to 10 years. In Florida, plan on more like 5 to 7. The sun and humidity here run the clock faster than they do up north.

01 Why it matters

Wait too long and the paint stops being just a color. It becomes the thing keeping water off your wood, stucco, and trim. Once it cracks and peels, moisture gets behind it and starts rotting the substrate underneath. Now you are paying for repairs, not just a repaint, and that bill is a lot bigger.

Two things wear Florida paint out early: UV and moisture. The sun beats down almost year round, and those UV rays break down the binders that hold the paint together. That is the chalky powder you feel when you rub a faded wall. Once the binder goes, color fades and the film gets brittle.

Humidity does the rest. Moisture works its way behind the coat and pushes it off the surface. That is the blistering and peeling you see on shaded, damp walls. Add our afternoon storms and salt air near the coast, and the paint has to fight a lot more than a house in a dry climate ever does.

Exposure decides the timeline more than the calendar. A south and west wall that takes full sun all day, or a wall facing the water, can fade and fail a couple years before the shaded side of the same house. So one house often needs the sunny sides touched up long before the whole thing is due.

    Judge it by the sunny side, not the average

    Walk the south and west walls first. Those take the most sun and always go first. If the color there looks washed out or leaves chalk on your hand, the paint is aging even if the shaded sides still look fine.

    Prep is what buys the extra years

    Paint only lasts if what is under it is clean, dry, and sealed. Pressure washing, scraping, caulking gaps, and priming bare spots is the difference between a coat that holds 7 years and one that starts peeling in 3. A cheap coat over dirty walls is money thrown away.

    Use premium paint and the right sheen

    We use Sherwin-Williams on every job because a quality exterior paint holds its color and flexes with the wall through heat and humidity. Lighter colors reflect heat and fade slower than dark ones. The right sheen sheds water instead of holding it.

    Wash it once a year

    A gentle rinse once a year clears off mildew, salt, and dirt before they eat into the film. It is the cheapest thing you can do to stretch a paint job, and most people never do it.

Why does my neighbor's paint last longer than mine?

Usually it comes down to sun exposure, prep, and paint quality. A wall in full afternoon sun fades years before a shaded one, and a coat that skipped prep or used cheap paint will not last no matter where it sits.

How do I know my exterior paint is failing early?

Look for fading and chalky residue, hairline cracks, peeling or blistering, and caulk pulling away from seams. Any of those means water can get behind the paint, and that is the point to act before the wood or stucco takes damage.

Does a lighter color really last longer here?

Yes. Lighter colors reflect more of the sun's heat, so they fade slower and put less stress on the film. Dark colors absorb heat and tend to show fading sooner in Florida sun.

Can I just repaint the sunny sides?

Sometimes, if the shaded sides are still solid. On a free estimate we will tell you honestly whether a couple of walls need attention or the whole house is due, instead of upselling you the full job.
